Terms of Service

Please review these terms before using Tennly. By creating an account or accessing the software, you agree to these conditions.

Last updated: October 12, 2026

1. Record-keeping software, not legal advice

Tennly is record-keeping software, not legal advice. Tennly provides administrative software tools for managing listings, recording applicant information, auditing uniform screening criteria, maintaining rental ledgers, and issuing payment receipts.

Tennly is not a law firm, does not provide legal representation or legal counsel, and does not substitute for an attorney. No communication, template, preset value, or documentation generated by Tennly constitutes formal legal advice.

2. Landlord responsibility for legal compliance

You, as the landlord or property manager, remain solely responsible for ensuring that your leasing practices, applicant communications, fee assessments, and rental operations comply with all applicable local, municipal, county, state, and federal laws. These include, without limitation:

  • The Fair Housing Act (42 U.S.C. §§ 3601–3619): Complying with federal, state, and local protected class non-discrimination requirements and HUD criminal records disparate-impact guidelines.
  • The Fair Credit Reporting Act (15 U.S.C. § 1681 et seq.): Ensuring permissible purpose when reviewing consumer reports, providing timely and accurate adverse-action notices, and honoring consumer dispute disclosures.
  • State landlord-tenant statutes: Adhering to statutory grace periods, late-fee caps, security deposit limits, and cash receipt requirements (such as Oregon ORS Chapter 90, California Civil Code, or New York Real Property Law).
  • Municipal and local ordinances: Following city-specific screening regulations, such as the City of Portland FAIR Ordinance (PCC 30.01.086), Seattle fair chance housing rules, or local rent control caps.

3. Nature of state presets and templates

Tennly includes preset defaults for late-fee grace periods, maximum fee calculations, and screening rules across various states. These presets are provided as general informational benchmarks and convenient starting points.

Because state and local laws change frequently and local municipal codes often impose stricter rules than statewide statutes, all presets in Tennly are fully editable. You are responsible for verifying and adjusting these settings to reflect your specific jurisdiction and lease agreements.

4. Permissible use and account security

You agree to use Tennly solely for lawful property management and tenant record-keeping purposes. You must not use Tennly to collect information for discriminatory purposes, harass tenants, or violate tenant privacy rights. You are responsible for maintaining the confidentiality of the email account used to log in via passwordless authentication.

5. Subscriptions, billing, and cancellation

  • Plans and billing: There is no free trial. The Landlord plan is $19 per month for up to 10 units, and the Manager plan is $49 per month for up to 50 units. Paid plans are billed in advance on a monthly recurring basis through Stripe.
  • Cancel your plan: "Manage billing or cancel" in Settings > Plan & billing opens Stripe's customer portal. Cancelling there stops the next renewal. You keep access to paid features until the end of the billing period you already paid for, and then the plan ends on its own.
  • Delete your account: "Delete account" in Settings > Data cancels your Stripe subscription immediately and then permanently deletes your account and its records. Access ends immediately. We do not refund the unused part of the month, because the deleted account has no data left to serve. If Stripe cannot be reached, your account is not deleted and you are asked to try again.
  • Plan adjustments: You may upgrade or downgrade between Landlord and Manager at any time based on your unit count.

6. Disclaimer of warranties and limitation of liability

Tennly is provided on an "as is" and "as available" basis without warranties of any kind, whether express or implied. Tennly does not warrant that the software will be uninterrupted, error-free, or compliant with every local municipal ordinance.

To the maximum extent permitted by law, Tennly and its operators shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any legal penalties, tenant disputes, fines, or lost profits arising from your use of the software or your leasing decisions.
